The Design Options--You Select An Option


♦         Option 1: To generate a totally new, unique design Design & Build (click on to "Design & Build")
♦         Option 2: Select a plan from our plan file.  This includes homes already built or plans in the design process.
♦         Option 3: Modify a completed plan- one of ours or some other plan source.
♦         Option 4: We build the plan you have had drawn.



Design-Build: What it is and How it Works

Our Firm Manages the Design & Construction Process

♦         Independent Firms: Architect, Structural Engineer, Civil Engineer, Subcontractors, Suppliers and Interior Designers all work together under the management of the General Contractor who is responsible to the Owner.  Often you'll find professionals working independent of each other, but not so with design-build

♦         United Professionals: Professionals with backgrounds and experiences that fit your project will achieve the best results.  This translates into cost efficiencies and higher value.

The Architect ("Architects of Choice")
We know a lot, but we only recommend a few.  We can help you select the best one for your project, or perhaps you have an excellent architect with whose work we are not familiar with. 

The Interior Designer (Not Interior Decorator)
We use the best, but you select.  You'll need someone capable of doing the selection and design of all interior materials and finishes.  Some owners may prefer to do their own and not pay for consultation.

The Subcontractors
We select and they are often a proven company from prior projects.  They must do the best work at the best prices, to produce the value we insist on achieving for every client.

It is difficult, if not impossible for a single person to offer the design and project management capabilities offered by construction teams similar to our own.
Preconstruction Services (All controlled by Owner)

1.        Management of all selected professionals.  This includes architects, structural engineer, civil engineers, interior designers and subcontractors
2.        Site Analysis with professionals

4.        Owner Review and Approval

7.        Owner review and approval
8.        Architectural Review Committee
9.        Constructability and estimating with subcontractors and material suppliers
10.        Owner review and approval of preliminary budget
11.        Working Drawings
12.        Architectural Review Committee project final approval
13.        Project Bidding for final budgets based on working drawings
14.        Owner review and approval
15.        Submittal and processing for building permit

Construction Services

Before we start, you'll know the established budget and time to build.

♦         City Inspections
