Fixed Price OR Cost Plus….Which one is right for YOU ??

♦ Fixed Price is for you if you have finalized plans and specifications before construction begins.  You do not want the daily involvement of product selections, timeline adjustments or to be revisiting your budget throughout the construction process.  Your exposure to homes we have already built will greatly assist with finalizing selections.  With the exception of a change here and there, you know the product selections and the final price before construction starts.   A Fixed Price contract is available for all price ranges including multi-million dollar projects.  If you don't have your specifications completed prior to construction beginning we will assign appropriate allowances for each item.

♦ Cost Plus is for you if you prefer a builder's estimate that includes allowances for all of the material selections that are not finalized when the budget is established.  Seeing the spaces during construction helps you finalize your designs and material selections.  Thereafter, adjustments to budget allowances "up or down" are made while the home is under construction.  Prices and availability can change during the construction period, as well as your cost risk associated with these unknowns.  The use of a contingency account is normally set up to cover these unknowns.

As you consider building on the "Fixed Price" or the "Cost Plus" methods, it is also important to keep in mind that all builders DO NOT build at the same COST!  When bidding on a level playing field, you'll recognize our value as we are seldom underbid!

When you considering building a new home or remodeling, you should give serious consideration to the builders past client experiences, the builders credit worthiness and history of paying their bills to subcontractors and suppliers.  The question to ask a prospective builder is, "have you ever had a lien placed on one of your projects for unpaid invoices?"  We can assure you, as a client, that we always strive for the best possible pricing in either the Fixed Price or Cost Plus approach.  We want you to understand each method so that you an select the one that is best for you.
